What is Conveyancing?
Conveyancing is simply the process whereby the legal title to a property is transferred to another person.

Buying a Property
Once you have found a property you want to offer on, you should instruct a solicitor to submit an Offer on your behalf. This offer includes your details as the buyer, the price you wish to pay for the property and a date of entry which is the day you will pick up the keys and move in. Depending on individual circumstances the Offer may need to be conditional up to the sale of your existing property or obtaining a mortgage Offer.
You may have agreed with the seller that certain moveable items at the property are to be included in the sale price, or you are paying additional monies for items, these details need to be inserted into the Offer.
Some properties where there is interest from more than one party, may go to a Closing Date, which is a sealed bids process of ‘best and final offer’. It is for the seller’s solicitors to agree the terms of the Offer and issue us with a Qualified Acceptance, at the same exhibiting the title documentation to us for examination. We report to you fully on the title and we ensure we have all the necessary documentation which relates to the property.
If you are purchasing with a mortgage and we are instructed by your lender we deal with the necessary paperwork and drawing down your loan on settlement. Once we are all happy with the title and the Offer conditions have been met, missives will be concluded which means that both the seller and purchaser are legally obliged to proceed with the transaction on the date of entry. You can now book your removal van!
We will guide you through the settlement procedure, the signing of any necessary documentation, ensuring we are in full funds, settling the transaction on your behalf and, most importantly, advising you that the keys to your new home are ready to be picked up so you can move in.
Selling a Property
Your initial step is usually to put the property on the market. Our experienced Estate Agency Team are available to assist, giving advice on Home Reports, marketing and the Sales Particulars.
Once a buyer is found and you have an Offer for your property we will liaise with you to check the terms of the Offer are acceptable to you. We will issue a Qualified Acceptance to the buyer’s solicitors and exhibit the Sales Pack, which consists of your title deeds and other documentation, such as guarantees for works which may have been carried to the property and planning documentation if structural alterations have been made in the past.
Once missives are concluded, this sets a firm date for you to moving out of your home, and the packing begins. We will guide you through the settlement process, taking possession of the sale proceeds, redeeming your mortgage, if applicable, and accounting to you for the sale proceeds.
Remortgages and Discharges of Existing Mortgages
We also offer a full service dealing with the re-mortgage of your property with a new lender, dealing with the redeeming of your existing borrowing and putting the new borrowing in place. Once you are in that great position of finally paying off your mortgage, note of your mortgage needs to be removed from your title and we will prepare a document called a Discharge to attend to this.
